KELOWNA: 241 single family homes sold in April, that is down 19% from April last year as well as year to date. The inventory for single family homes is significantly higher at 1,396 which is up 45% from April 2007.
We also have 1069 Apartments and 398 Townhomes for sale. The total residential units for sale are at 3,443, up 61% over last year. The total of all residential units sold in April 08 is 432, that is 13% of the total residential listings available. The average price of the single family residential units currently FOR SALE is $694,000. Our SOLD average price is $552,830 for the month, up from last February by 21% which was $455,641. Our sold prices average at 97% of listing prices, meaning a large number of properties will sit on the market and expire but it also means if a property is marketed properly and priced right it will sell.
