KELOWNA: 174 single family homes sold in February, down by 13% from February last year. The inventory for single family homes is significantly higher at 1,090 which is up 28 % from February 2007.
We also have 850 Apartments and 282 Townhomes for sale. The total residential units for sale are at 2,681 up 32% over last year and 371 total of all residential units sold in February 08, that is 14% of the total residential listings available. The average price of the single family residential units currently FOR SALE is $710,000. Our SOLD average price is $496,621 for the month, up from last February by 9.9% which was $451,782. The sold prices average at 97% of asking prices, meaning a large number of properties will sit on the market and expire but it also means if a property is marketed properly and priced right, it will sell.
