We sold 282 single family homes in August; up 17% from last year and up 15% year to date. The inventory for single family homes is at 1,015 which is the highest in the last few years. Our average price is at $496,510 and the median price is $424,798 for the month, which is similar to the last few months. 940 apartments have sold year to date, which represents an increase of 30% over 2006. 550 Townhouses have sold year to date, which is an increase of 30% over last year. 4,177 residential units combined (Apartments, Townhomes, Single Family Dwellings, etc.) have sold year to date. This represents an increase of 18% over 2006, plus 2254 total residential units are currently for sale and the average price of all residential units is $446,956 and $1.9 Mill for waterfront.
Alberta has a lot more listings now and the action cooled down to a more balanced market plus prices dropped somewhat, but are still high compared to last year.
