2486 Homes Sold in 2006 in Kelowna and Area. Over 200/Month

2006 was a great year! Our average price went over $400,000 and is holding steady.  It ended up at $425,236 in December. In the last five months, the market changed pace and went into a more balanced market. Listings are up by 33% and sales are down by 21% in December 06 over December 05. Our sell-to-inventory ratio is now down to 13.8% from a high of over 30% this past spring.  Not too much change here as it took an average of 66 days to sell a home which tells us that the right priced homes sell faster. We are still experiencing double offers but more in the lower price range.
